Prime Knoxfield Site Set for Transformation
A major housing development will reshape Knoxfield’s gateway at Burwood Highway and Scoresby Road. The 19.2-hectare site sits on Wurundjeri Woi Wurrung Country. Previously, the land housed a Department of Environment, Land, Water and Planning horticultural research facility. Now, however, the site will deliver around 400 new homes. Importantly, the project also includes wetlands, green open space and a small mixed-use precinct. The address, 609–621 Burwood Highway, places future residents near key transport links and schools.
Around 400 Homes with 10 Percent Affordable
The project aims to deliver medium-density townhouses with two to four bedrooms. Moreover, up to 10 percent of homes will meet affordable housing targets. This commitment supports the Victorian Government’s goal of increasing housing supply. In addition, planners will include a mixed-use area for small retail and community spaces. Consequently, residents could access services within walking distance of home. The development team has also joined the Homes for Homes initiative. As a result, participating sales will support housing for people in need.
Wetlands to Protect Blind Creek
Central to the design is a purpose-built wetland system. Currently, stormwater flows through an artificial dam without proper treatment. Therefore, the new wetlands will treat runoff before it enters Blind Creek. This upgrade will improve local waterway health and biodiversity. Importantly, the habitat will support species including the endangered Blue-billed Duck. Furthermore, landscaped walking paths will connect residents to open spaces and creek corridors.
Sustainability and Green Star Commitments
The project team will pursue Green Star Communities accreditation. They will also pilot the Green Star Homes standard across the estate. Together, these measures aim to create energy-efficient and resilient homes. In addition, the development will target best-practice sustainability and carbon neutrality. All homes will sit within short walking distance of parks and pathways.
VCAT Decision Clears Path for Construction
The Victorian Civil and Administrative Tribunal directed that subdivision and wetland permits be granted. As a result, the project can move toward its first construction phase. The team will continue working closely with Knox City Council and stakeholders. Meanwhile, updates will keep residents informed as works progress. Branding for the estate will launch early next year. Subsequently, a sales display suite will open in 2026.
Well Connected Knoxfield Location
The site enjoys direct access to Burwood Highway and the Monash Freeway. It also connects to major bus routes and pedestrian paths. Fairhills High School borders the development. Additionally, nearby schools and TAFE campuses support local families. Direct links to Blind Creek will anchor a connected neighbourhood design.
